Plans Submitted for Goole Site

 

Beal Homes has submitted plans for the first phase of a large-scale development of 800 homes in Goole, East Yorkshire.  They plan to build houses on a 29 hectare site in Goole over a 15-year period, creating a development with an estimated value of £130m.

 

Outline planning consent was granted for development of the Goole site in 2016 and now, having secured the land, Beal Homes has submitted a ‘reserved matters’ application for the first phase of 196 open market properties and ten affordable homes, as well as main access road and other essential infrastructure to open up the site. Dependent on planning approval, it is expected construction of the first homes will begin this summer.

 

The overall scheme will be the largest residential development in the Goole area for many years and will make a major contribution to the requirements of the East Riding Local Plan for the delivery of almost 2,000 new homes to be built in Goole up to 2029.

 

The Goole site, north of Rawcliffe Road and adjacent to the M62, will include the provision of a new primary school and additional public open space.

 

Influence worked in collaboration with multiple consultants to produce the soft landscape proposals for the first phase.

 

 

 

 

 

 

Careful consideration was given to existing habitat protection and enhancement and wildlife connectivity corridors.  Landscaping throughout the development includes areas of species rich wildflowers and grass seed mixes incorporated with swathes of flowering bulbs.  There are pockets of native scrub planting, a mixture of tree varieties and ornamental hedgerows forming a strong, cohesive street scene.
